Reduced Our Position in Strategic Hotels and Resorts
On April 14, 2010, we finally witnessed sufficient price appreciation with our shares in Strategic Hotels and Resorts to unload 600 shares. It was a difficult decision as Strategic Hotels and Resorts has been experiencing a great run. Despite the stock's momentum, we felt it was prudent to capitalize on the price appreciation. While Strategic Hotels’ dividend is still suspended, we believe they own great assets and we plan to retain 100 shares for the foreseeable future.
Proceeds from the sale have been used to eliminate all of our debt. Our balance sheet is strong. We will now begin gearing up for a retail stock purchase in the June/July timeframe. We have our eye on a stock that has a strong presence in most New Urban communities and it recently began paying a dividend. We will have more information on that strategy in the near future.

We Exited Target
Yesterday we sold all our shares in Target for a 43% unaudited return on investment. We initially invested in Target as they considered spinning off their real estate assests to form a new Target REIT. The Target REIT never materialized, so we held our position as the overall stock market improved and we were rewarded. Proceeds from the sale will be used to pay down start-up debt.

Update on Target
New Urban Trust got lucky with our investment in Target. Our interest in Target stemmed from the possibility of obtaining a Target REIT stock via a potential spinoff of Target's real estate holdings. However, that strategy seems to have ran its course. As time has passed and the overall economic condition has improved, our holding in TGT has increased in value by about 41%. As a result, we will be looking to close our Target position in the near future. When we sell our position in Target, we will post an update on this blog after the transaction has occurred.

Informal Corporate Communications
In the past we have worked really hard to maintain a certain level of "official" PR type communications when material events happened at New Urban Trust. However, we want to communicate faster and in a more transparent manner. As a result, we've renamed our "News" section to "Blog" and we really want to begin a conversation that documents New Urban Trust's path toward growth.
Starting in November we will begin publishing a monthly snapshot of balance sheet and profit and loss statement. Of course, these documents will be unaudited and relatively raw. The purpose is to demonstrate to our readers and private qualified investors our business performance. We also hope that our efforts wil inspire and help other young businesses.
We are just getting started... We are still an extreme micro company with less than 10k in assets, but every journey has a beginning.
